Will I owe a commission?

Not to us. If you are represented, you will pay your broker directly. If you are not, there is no commission in the deal at all. If you have a broker, we'll work through them.

My building is rent controlled. Does that matter?

No. We regularly buy rent stabilized buildings. We underwrite in-place rents and take the tenancies as they are.

Do I need to deliver the building vacant?

No. We buy occupied buildings and take on the existing tenancies. You do not need to relocate anyone or hold units off the market before closing.

What condition does the property need to be in?

Any. We buy as-is, including deferred maintenance, code violations and unpermitted work. Those items get priced into the offer rather than negotiated after inspections.

I am selling out of a trust or probate.

We have closed many. We are used to court confirmation timelines, multiple heirs and estate counsel.

I need to complete a 1031 exchange.

We will structure the close around your identification and 180-day windows, including extending escrow if that helps.

How do you determine your offer?

We model the rent roll, trailing twelve months of operating statements and neighborhood comparables in-house. If the numbers support a higher price, that is the number you get.

Do you underwrite before or after offering?

Our offers come from completed underwriting, not a guess we revise after inspections.

How long does a sale take?

Most transactions close in three to six weeks once terms are agreed. If you need longer for tax planning, a rent-back or a 1031 identification window, we work to your date.

What size buildings do you buy?

Four to one hundred-plus units, across Los Angeles County and the surrounding markets. Multifamily and mixed-use, stabilized or value-add.

Do you buy buildings outside Los Angeles?

Our focus is Los Angeles County and the immediately surrounding markets. Our principals have also transacted in select markets elsewhere in the country.

What if my building has code violations or open permits?

Bring them up early. We handle building and housing department issues routinely and would rather price them in than discover them in escrow.

Will you ask me to make repairs before closing?

No. We buy as-is and take on the repair work ourselves after closing.

Who pays the closing costs?

In most cases we cover them. Allocation is set out in the purchase agreement, and we start from the position that our costs should not come out of your proceeds.

Can I choose the escrow and title company?

In most cases, yes. Tell us who you prefer and we will work with them.

What do you need from me to make an offer?

The address is enough to start. A rent roll and trailing twelve months of operating statements let us sharpen the number, but they are not required for a first conversation.

What happens to my tenants after the sale?

They stay. We are long-term owners and inherit the leases as written. Rent-stabilized residents keep their protections under the Los Angeles rent ordinance.

Do I have to sell if I request an offer?

No. Many owners request a valuation simply to know where they stand. There is no obligation and no follow-up pressure.

I have a broker. Can I still sell my property to you?

Yes. Have them contact us directly and we will submit our offer through them.
