Jeffrey Martin Schleider is the founder and Principal of The Beverly Group. Jeff has spent more than twenty years in multifamily acquisition, development, marketing, sales, leasing and ownership, and has participated in over one hundred fifty transactions valued at more than two hundred seventy-five million dollars. He founded The Beverly Group to own Los Angeles apartment buildings the way he thought they should be owned: bought with real capital, improved with real money, and held.
He completes the final underwriting on every deal personally and is hand on throughout the transaction. Sellers and brokers deal with the decision-maker on every material question - there is no committee behind him, and no analyst who will call back next week.

Acquisitions made on our own balance sheet. There is no investment committee to convince, no allocator to wait on, and no financing contingency to clear.
Local knowledge
Los Angeles County rewards operators who know the block, the rent-stabilization rules and the permitting reality. We have chosen depth in the markets we know over breadth across many.
Long-term ownership
We are not merchant builders. Buildings we bought a decade ago are still in the portfolio, still managed by our team, and still improving. Sellers who care what happens to their property after close tend to notice.
Certainty over speed
Our offers come from completed underwriting rather than a placeholder number revised after inspections. That consistency is why brokers bring us repeat business.
What we do ourselves.
Acquisitions
Sourcing is direct and relationship-driven: owners who call us, brokers who bring us off-market deals, and properties we have tracked for years. Underwriting is done in-house on rent roll, T-12 and neighborhood comps - never a desktop estimate. Because the decision-maker is in the room, a complete package gets a real answer within days.
Development & construction
We build ground-up and we renovate, with the same standard applied to both: design-forward finishes, thoughtful layouts, and building systems chosen for a twenty-year hold rather than a resale photograph. Entitlement, permitting and contractor management are handled by our own team.
Ownership
We underwrite to hold. Capital improvements are funded out of operations rather than deferred for a buyer to discover, and we carry conservative leverage so a soft year never forces a sale. Buildings we bought a decade ago are still in the portfolio.
Asset management
Managed by our team. Long tenancies are an asset, maintenance is answered rather than queued, and residents are treated with respect. Sellers who care what happens to their residents after close tend to ask about this first.
